Joyce has a good understanding of the city and it's areas and she is personable and friendly. However, she fell considerably short on creating a contract in our best interest as buyers. Only after the contract had been signed and our offer accepted, did she tell us that there MAY be GST tax implications with our purchase. We had no previous discussions about GST and were completely blindsided at the eleventh hour. As it turns out, GST would ALWAYS be applicable under the circumstances of a sale/purchase like this. She was neglegent in bringing this to our attention prior to making an offer. Instead, she addressed it after the fact, resulting in significant financial expense to us. We had counted on Joyce's knowledge and experience in real estate to advise us and to act in our best interest and we feel that she failed us. We recommend caution when engaging Joyce as an agent in anything but the most simple, straight forward transactions.
