As a diligent real estate investor I take pride in the level of effort and due diligence I put into choosing a new property. In this market it is important to be very choosy but also be able to move swiftly when a deal is found. I sort through hundreds sometimes thousands of options until I find the right fit. Many realtors do not have the patience for this nor do they put the work in supplying my with backgrounds, history and market reports unless I specifically ask for it. I spent nearly two years looking for my most recent purchase and approximately 6 months ago I switched realtors to Alanna. My most recent purchase was a foreclosure that previously sold for over $400k but was listed for under $300k and it has a $1M view. Alanna brought it to my attention and after being the first to view it, we knew we had to move fast. Not only did she go above and beyond to track me down condo docs (saving me $500) but she pulled title immediately so we could discern if the unit was CMHC insured or not. Her patience, diligence and experience empowered me to make a fast decision (placing the first offer) and she successfully helped me negotiate a further $27k discount in a market where bidding wars and overpayment are all too common.
