To call James Litman fabulous would be a serious understatement. No one expects that a home purchase would an expanse of minefields stretching into the horizon, we were sure happy that we had James by our side to hold our hands through clenched jaws and panic sessions. We didn’t expect that we’d be the most high maintenance clients known to humankind, but we happened to be it, and James handled the situation with a cool, expert confidence that made us want to stay on the phone with him the entire time. The property was on fire from the get-go with three offers coming in within the 24 hours after we received the counter-offer, and he carried us through obstacles and implosions over the next two months. His history in real estate was critical since he applied his knowledge and skill to dodge several bullets coming our way, and his predictions on the response of the buyers and all parties evoked Nostradamus. The tax assessment coming in tens of thousands of dollars over our purchase price was the whipped cream on the pudding. While this may seem hyperbolic, I’m sparing you the story and a half that comes with it so just ask him about it. The fact that he managed to execute this deal was nothing short of a miracle and, if we had another estate agent, we wouldn’t have been the new owners of one of the hottest properties on the Vancouver market that month.
