Princess Pan is my most trusted real estate agent. In such a hot housing market, she helped me buy the first house in my life, and the location, environment and structure of the house are impeccable. In the process of choosing the house, Princess taught me a lot of ways to pick the house, as well as to correct my wrong judgement of evaluating the house. She taught me a lot. After choosing the house for a day, Princess would make a summary with me. In the final decision, Princess will analyze the advantages and disadvantages of each house and let me make the decision. We had a terrible experience as a buyer with Princess Pan. In March of this year, we were attracted by a house in North Vancouver. During the viewing of that property, I noticed a steep slope and a stream beneath the slope at the end of the backyard; other than that, the house looked good. As our intention is to rebuilt house to maximize its size , so I asked the seller’s agent if it was possible to add extra rooms in the future and if the creek had any issue with the house when rebuild it. The seller’s agent told us that it might be possible to add extra room and the slope was very stable and the creek would not affect the house’s safety. Pan, as our agent, also convinced us that we could add extra rooms. She suggested us to issue an NO SUBJECT OFFER for good price, while we still hesitated and wanted to inspect the property before issuing a no subject offer. She told us that if we inspected the house, the seller's agent might think that we are eager to buy it, so they would not accept our price. More importantly, she confirmed that the deal was quiet safe, as she had checked PDS and other documents sent by seller’s agent and had contact the city of North Vancouver to confirm the possibility of rebuilding, and even if we found any issue with the house after the no subject offer was signed, she’ll find a way to terminate it. After the offer was accepted and the deposit was paid, we received a land survey report from Princess. The report showed the house was surrounded by a stream protection line. We immediately asked her what the meaning of the stream protection line in this report and she replied that she did not know it. Then we searched the internet, consulted with local builder and found that this line means there are DPA construction restrictions on this area which in fact made it impossible to build additional room in the future. After discovering such serious issue, We still have hope with pan, and believed that she could find a way to terminate the deal as she had promised before, but the reality was that didn’t happen. After seeking legal advice, we realized that it was her dishonest, unprofessional and irresponsible conduct that got us into this mess. First of all, as a professional excellence award winning agent with more than 10 years work experience, she should be very sensitive to the existence of a stream near a house which greatly affect the land values. She should inform the buyer of potential risk and do as much research as possible. Secondly, The PDS has already been indicated with a survey report, she should fully review the PDS and get the survey report before issuing a no subject offer, rather than get it after the offer was accepted. Finally, her verbal promise have misguided us to make a no subject offer which resulted from buying a dream house into a nightmare. after the house was handed over, more and more severe issues have been found which included the water leakage from the roof, a deep and long crack through the whole cement floor; all underground rainwater pipes were blocked and etc; which all of above can be detected by the inspector. We spend a lots of money to get a lesson. In her online biography, it says “your satisfaction is my top priority”. However, my experience with PAN is that her commission is the top priority. Her professional skill is not at the business knowledge of real estate, but good at deceiving her customers to facilitate rapid transaction. Be stay away from such an exquisite egoist!
