<p>Tracy Phelan, my realtor of choice!<br /> Three years ago I had decided to relocate away from the St Catharines area in order to be closer to work. Everyone knows a realtor and I received a lot of suggestions. What was important to me was that I wanted a realtor who was established, had a history of success and who I felt I connected with and could trust. Someone who listened to me and would help me to get the best deal.<br /> I did my homework and short-listed the local realtors. After reading through bios, I decided to meet with Tracy Phelan. I immediately felt at ease when we met. She explained the process, the paperwork, shared comparables and suggested a suitable list price and related expectations. The market had heated up with the announcement of the GO Train coming to St Catharines. I received the asking price after a very short time.<br /> When I recently decided I wanted to return HOME to St Catharines, I immediately contacted Tracy. I had some very specific needs. Tracy lined me up with listings and searches in my areas of interest. After a few house visits, we both figured out what was and what wasn’t working for me. Once again the market was hot. There was limited inventory on the market due to COVID and desirable properties were snapped up quickly.<br /> A property came up that ticked my “must-have” boxes but was not exactly in the areas I had been focused on. I am so glad I did not bypass it!!<br /> Tracy arranged for us to see the house the next day. Upon arrival, I immediately loved the feel of the neighborhood. When we entered the house it felt like home.<br /> Following the house visit, Tracy and I discussed price and strategy especially considering current market conditions. She sent me comps of the area to help me with the final decision on what I would want to offer. Between Tracy’s guidance and my homework, I was very comfortable with the amount we were presenting. Of course, when I placed my offer I wanted the owners to chose mine and also did not want to overpay. I was so ecstatic when Tracy called to let me know the sellers had accepted my offer over 4 others.<br /> Following signing the final paperwork I had to follow up questions for the sellers. Tracy has been very diligent in following up and getting responses.<br /> I can not thank Tracy enough for helping me for the second time and for finding me my forever home. Should I ever sell again, I know I will once again call Tracy Phelan to be my agent!!<br /> As a bonus, I feel fortunate that I have scored a good friend as well as a superb agent.</p>

Tracy was a wonderful agent. She really helped us throughout the entire process, as first time home buyers, and was so supportive and provided all the information that we required every step of the way. She helped us find our absolute dream home. She was so kind and we really appreciated her help. We felt really comfortable with her in that huge step of buying our first home. <p>I am newly moved to St. Catherine's from the GTA. Did not know this market at all and randomly found Tracy's name and number when searching "Top" real estate agents for Niagara region. She did not disappoint! She has vast knowledge and it was clear she has lots of experience. Quick responses to every question I had. Most importantly she found the exact house I wanted and GOT THE DEAL DONE! Not always easy in today's market. Tracy's positive energy really helped move the process of selling along. A thorough professional who helped us price well and whose marketing savvy resulted in multiple offers, within 2 days, all above the asking price. This being the first time that I purchased a house on my own, I was nervous. After I met with Tracy I knew I was in good hands. She put my mind at ease immediately and was very happy to help me find what I was looking for, just a small home for me to get started in. I had first gone to see her months ago with the intention of not purchasing till midsummer, but in early March a few things changed for me and I was able to move ahead earlier than expected. Tracy was able to help me locate a house, set up a viewing, and was fantastic in walking me through the process right up and through the offer and purchase process. Tracy is absolutely wonderful and attentive. Her help through the process makes all the difference in the world.
