I met Stephen at an open house for a property he was selling. He had a mortgage specialist at the open house with him who helped qualify potential buyers. I had never seen this before when I attended other open houses. It was very helpful to be educated not only on the details of the home and surrounding neighbourhood... but what the current mortgage rates were and whether I could afford the house I was walking into. At the open house, he provided a detailed package which included a brochure of the house and details about other competing properties in the neighbourhood for comparison in case the property he was promoting did not work for me. I appreciated the extensive details provided and felt his approach was very professional and innovative. I ended up buying a property with Stephen and he had to guide me through a multiple-offer bidding process. The market was very fast paced and I was very worried if I would overpay for a house. Stephen gave me lots of market data to make me feel our negotiation strategy was accurate and would likely be successful. We had to beat several other competing buyers for the house. He assured me that I would feel I got a great deal for the house in the near future. He was right with his market insights. In hindsight, I was worried whether I paid too much for my house because I had to give a strong bid to win the multiple offer. Not even a few months later, the market went up substantially and I definitely understand now that having Stephen’s deep market knowledge on my side was a huge advantage I am thankful to have found Stephen as my real estate agent. His professional background as a lawyer was very evident in his professional approach and negotiation strategy. I found Stephen by searching for "top Realtor in Edmonton". I needed to sell my home quickly and Stephen rose to the occasion. In addition to his own market valuation, he went through additional steps to ensure I could sell quickly with confidence. Unique to this strategy was the completion of an independent appraisal and a home inspection report that was done *before* listing the house. He explained that if I was to have a multiple offer on my house, all the buyers would feel extremely confident that the house was well-priced with an independent third-party appraisal that validated our listing price. Also, the home inspection report allowed buyers to have a better idea of the condition of the house before they put in an offer. This created less uncertainty for the buyers about the condition of the house. To my delight, I did, as Stephen predicted, receive a multiple offer. There was nearly no renegotiation after the buyer's own home inspection. This was thanks to the home inspection Stephen recommended I do before listing my house. All issues were disclosed before the buyers wrote offers and they did not ask to renegotiate after their own home inspections found results no different than what was already disclosed. I am exceptionally pleased about Stephen's approach and strategy throughout the process. I got top dollar for my house in a very short time. His legal background also gave me confidence in his outstanding negotiation ability. I highly recommend Stephen in selling houses quickly and for top dollar.

Stephen’s approach is different from most other realtors. He has a system that attempts to create a common starting point for negotiations, which helps to speed up the sale of the property. This is accomplished by having a property appraisal and a home inspection report done before you list the property. We would use them again in the future.
