<p>Neighbourhood Knowledge:</p> <p>Katayoon has excellent neighbourhood –level knowledge of the complex and dynamic metro Vancouver market. In each of our transactions, Katayoon’s quickly facilitated our own learning to enable us to choose a neighbourhood to target, enabling us to make complicated investment decisions in small windows of ideal buying periods, allowing us to seize ideal opportunities that met our current and future investment needs. Katayoon’s knowledge</p> <p>Experience:</p> <p>Katayoon offered and advised valuable insights at each step and turn in the transaction process, first by managing expectations of all parties involved, then creating opportunities for us as her clients that were highly valuable for us in the end with minimal cost to the other parties involved. Katayoon strategically prioritized our needs for specific stages of the negotiation process so that in the end we got everything we wanted at no extra cost to us – incredible as we were buyers in a seller’s market. Katayoon helped us make each of our investment decisions at the cusp of significant market upswings in situations where we were fence-sitting for some time. Because of Katayoon’s experience and insights, we were able to get off the fence at the right time and make timely decisions resulting in big wins for us as her clients.</p> <p>Professionalism:</p> <p>Katayoon took each and every opportunity to go above and beyond for us as her clients. She always presented herself professionally, with empathy and instantly gained confidence of ourselves and the other parties to gain the upper hand in negotiations. She acts at all times with integrity, despite any unforeseen difficulties from her clients or other parties. With very short – often seconds – turn around times, Katayoon would respond to our questions consistently and professionally, giving us advice and contextualizing her advice to enable us to make profitable decisions in our own interests as her clients. Katayoon always volunteers much additional information which we as first and second time clients did not have good knowledge on. She worked well with us to help us know what we didn’t know, and get way more than we expected out of the metro Vancouver market, and to our own advantage.</p> <p>Negotiation Skills:</p> <p>Outstanding Negotiation skills. Won the deal to save us 4% of the asking price, allowing us to leverage 7% of the assessed value, during a growth market. Creatively leveraged nuances of property issues, in an otherwise immaculate property, to benefit us as clients immensely. We have trusted her advice 100% at all times on more than one buy, over that of close relatives and friends, and have benefited immensely as a result. In each buy, we won in multiple offer scenarios but not always the highest offer in price. Katayoon is incredibly tactical in more than just negotiation process, but setting up a favourable environment and relationship with all parties to precipitate an ideal result for her client. With minutes of turn around time required, Katayoon patiently and effectively painted a complete picture of potential outcomes for every decision path, and objectively gave realistic “goal posts” on offer / counter offer conditions. Always inclusive of everything we wanted, but insightful and intelligently prioritized our needs with other party’s requirements at the right stage of the negotiation process, even when we didn’t realize what all of our needs would be – she got them addressed anyways.</p> <p>Property Knowledge:</p> <p>In each of our purchases, Katayoon demonstrated excellent market and personal knowledge for our different buying scenarios whether it was our primary home or an investment property. In each case Katayoon offered free services of her husband who is a building engineer for inspections, assessment of the property and building condition, analysis of reports, interpretation of findings, technical and non-technical. Katayoon’s valuable insights allowed us to critically weigh costs and benefits, hidden and apparent for both the short and long term, to make smart investments resulting in 200% equity in 5 years, and an additional investment. As a professional stager, Katayoon critically assesses staged and unstaged properties for actual vs. potential value – a huge asset as a buyer and for any seller.</p> <p>Communications Skills:</p> <p>At all stages, with long or short turn around times, Katayoon kept us informed and brought us along on complex details of the transaction, often within seconds of new issues and information coming forward. While she is running two real estate businesses, and often referred to scenarios of multiple clients in multiple stages of transactions, her attention to detail in communication made us feel as though we had 100% of her focus and energy at all times. No issues was unaddressed, no question ever went unanswered fully and completely giving us confidence to take action and make decisions that protected our interests and needs throughout the transaction. She supported questioning, advised us on additional communication beyond the transaction requirements itself to help us recruit and secure our ideal tenant, above and beyond her role as our agent.</p> <p>Contact Expectations:<br /> Our agent arrived early at all times for all appointments, communicated and delivered ahead of schedule, which was critical in a growth market where properties receive multiple offers. Katayoon was available and nimbly transitioned constantly between text, email, web-based chat portals, and phone so that no communication thread was lost and we could use the most convenient channel to communicate without losing any time or details regarding the transaction. Additionally, we were saved many meetings through applying Katayoon’s advice, and utilizing her E-signature service for more than just transactions, but after purchase needs - above and beyond her role as our agent.</p>
