He recommended doing a pre-listing home inspection so there wouldn’t be any surprises later. We hired Stephen Lau to sell an investment property that we knew could be a challenging sale, primarily because it was located next to a commercial strip mall. From the outset, Stephen was very clear about the potential impact this could have on buyer perception and demand, and he approached the listing with a well-considered strategy tailored to those realities. One of his most impactful recommendations was to invest in professional staging. In addition to coordinating staging, Stephen also brought in his own staging props, including ambient light fixtures and high-end Sonos speakers, to create an inviting atmosphere that encouraged buyers to emotionally connect with the home and seriously consider submitting an offer. The difference was dramatic. Without staging, the home presented as a 64-year-old property. With staging, it was transformed into a character house with a modern, welcoming feel. Stephen also advised completing a pre-listing home inspection and obtaining an independent appraisal. This ensured full disclosure and transparency and gave buyers confidence that the property was accurately priced. As a result, negotiations were grounded in facts rather than uncertainty. We have known Stephen for over a decade through Rotary, a global volunteer organization, and when it came time to sell our investment property, he was the professional we trusted without hesitation. Stephen’s process began immediately after the tenant vacated the property with a detailed walk-through and a clear action plan. He recommended a full interior repaint and a deep cleaning. Before the work, the home looked tired and dated. Once completed, the transformation was dramatic—the property looked refreshed and extremely well presented.
